In Canada and beyond, big brands are exhibiting their ecological credentials, but Accredited Commercial Energy Assessors businesses are insisting on a move past agenda-less verbiage.

Much like the multi-coloured sticker found on new electrical appliances, an EPC will tell you how energy efficient a building is and what works need to be carried out in order to achieve a better rating. This allows a potential buyer or Tenant to consider energy efficiency in their decision whether to buy or occupy a particular building. The average property in the UK sits between bands D-E. The EPC is useful because it will include recommendations on ways to improve the home’s energy efficiency. This will help you to save money and reduce your CO2 emissions. EPCs also apply to commercial buildings and are rated only by Carbon Dioxide emission ratings on a scale of A-G. An Energy Performance Certificate, or EPC for short, is a legal document that is required if you are selling or letting a property. The incoming resident must be given this document. The EPC shows the energy rating of the property at the date the assessment was carried out. Your estate agent, solicitor and your letting agent will require this document. From April 2018, landlords require an EPC with an E Rating or above for their property to lease it out or renew an existing lease. The government estimates that up to 18% of commercial buildings have EPC ratings lower than this, so it is worthwhile having the EPC inspection carried out early so that there is plenty of time to implement changes before further regulations come into force. In April 2023, this law is going to be extended, and landlords will not be able to continue letting a property with a rating lower than E. Energy assessors must identify conflicts of interest and raise concerns with their accreditation scheme if they feel they have been asked to implement practices which run contrary to this. The value of a property for sale or rent will be directly linked to its energy efficiency. Commercial properties are likely to have their rates linked to energy efficiency. The Display Energy Certificate which tells the public how efficient the building is are also compulsory.

From April 2018 a commercial property that has an EPC lower than an E cannot be rented out to new tenants or renewed to existing tenants. From April 2023, MEES will apply to all existing commercial leases. Non-compliance with MEES could result in enforcement action and a fine. For breaches with a length of less than three months, the maximum penalty for commercial properties is £5,000 or 10% of the rateable value of the property. For breaches with a length of more than three months, the penalty doubles: the maximum penalty is £10,000 or 20% of the rateable value of the property. If you are looking to sell or rent your property then you absolutely need an EPC certificate. However, even if you’re not intending on selling your property, getting an EPC certificate is a cheap and quick way to assess the energy-saving potential of your property. Bear in mind that a lot of newer properties may already have an EPC certificate, and may also be very energy-efficient. Green Deal Finance allows you to pay for some of the cost of your energy improvements in instalments under a Green Deal Plan (note that this is a credit agreement, but with instalments being added to the electricity bill for the property). The availability of a Green Deal Plan will depend upon your financial circumstances. There is a limit to how much Green Deal Finance can be used, which is determined by how much energy the improvements are estimated to save for a 'typical household'. A service such as a mees is an invaluable asset in the heady world of business.

Renewable Heat Incentive (RHI) Scheme

An EPC costs approximately £35 but it can be much higher. The factors that define the change in price can be, but are not limited to, the type of property, the number of bedrooms, and the area you live in. However, if you are a landlord, should you receive your EPC and find it is graded at E or below you will be legally required to make improvements. These improvements are capped at £3500 and if you find that after spending that amount, you still can’t improve the property to a sufficient grading, you may be able to apply for an exemption. Failure to bring the property to the required standard can lead to a £4000 fine if you aren’t eligible for an exemption. Look at your EPC – this will tell you what rating your property is, from ‘A’ to ‘G’. The property needs to be rated ‘E’ or above to be considered appropriately habitable for letting. On the second page of your energy performance certificate, ‘recommended measures’ will be listed. These will show you what you need to do to improve your rating, how big the measures are, how expensive they are, and what kind of difference it will make. Energy performance certificates (or EPCs) are certificates that show how energy-efficient your property is. The document includes the estimated energy cost and a summary of your home performance-related features. As well as this, they also include valuable recommendations on measures that would make your home more efficient and estimated costs for going through with any changes. Energy efficiency within EPCs are graded between A and G – A being the highest level of efficiency and G being the lowest. In most homes, an energy performance certificate rating of D is most common. The Minimum Energy Efficiency Standards (MEES) are a set of rules relating to rental homes. They were first introduced in England and Wales in 2015. In 2018, MEES made it illegal for private landlords to rent a property that had an EPC rating below E. That meant that any homes rated F or G couldn’t be offered for rent until their rating was improved. EPCs and the rating systems applied are a useful benchmark to determine how much it may cost to heat and power your building and can be used to promote your building when looking to sell or let. It provides useful information with regards to the most suitable improvement measures, access to funding and potential running costs. However, it is evident there are inconsistencies and inaccuracies with the methodology and process for calculating an EPC rating. A well-thought-out strategy appertaining to commercial epc can offer leaps and bounds in improvements.

At the moment, the government’s announcement regarding expected changes for 2025 is what landlords should be preparing for. Ensure you are meeting EPC requirements and keep an eye out for future updates and announcements in the rental sector. An EPC is a report drawn up by an accredited domestic energy assessor. They’ll visit your home to check how much energy it takes to power the property and keep it warm. You may also not need an EPC if you have one which has been completed in the last 10 years as it should still be valid. However, if you have undertaken work to improve the energy efficiency of the building, you may want to have an assessment to update the certificate following these improvements. A DEC gives details of the current year and the past two years’ energy consumption, as well as carbon emissions, allowing people to compare how they have performed over the past couple of years. If you're working on a new build construction, whether for commercial or residential purposes, it's an essential requirement of Building Regulations that SAP calculations and EPC certificates are provided. The purpose of these requirements is to ensure that new build properties are as energy efficient as possible. There are many options available when it comes to non domestic epc register in today’s market.

EPC Awareness

A Commercial EPC is required whenever you are selling, renting out or building a commercial property. The EPC must be up to date and failure to provide a recent commercial EPC could result in a hefty fine. Commercial Energy Performance Certificates ensure that our clients have everything they need whether they are looking to buy, rent or even build new commercial premises. Our expertise ensures that your company is in safe hands. A commercial EPC usually requires an energy assessor with higher technical skills and knowledge due to the more intensive assessment process. Hence why the cost of a commercial EPC is often higher than that of a domestic EPC. To start a commercial EPC process, a qualified assessors would need to visit the property and carry out a physical inspection of all the key parts, which include the building fabric, lighting and business services, whilst taking into account any changes that have happened to the building over time. During the visit, the assessor will determine the various operations for differing parts of the property (zones) and then calculate the dimensions for all those zones. All the measurements from the zones are separately recorded in the software and when added up at the end should be equal to the total size (m2) of the building. Landlords must have an up to date EPC when renting out a property or starting a new tenancy. EPCs run out after 10 years and must be updated. There are now minimum energy efficiency standards (MEES) to take into consideration. A property you rent out cannot be below an ‘E’ rating. There are some limited occasions where you may be exempt from providing an EPC. This includes when you are a live-in landlord and are renting out one of the rooms in your property. The other main exemption is listed buildings, which may not need an EPC as their protecting regulations limit owners to increasing insulation or installing double glazing. Research around mees regulations remains patchy at times.

A Commercial EPC (Energy Performance Certificate) is required for every commercial building when it is constructed, sold or let. The EPC Certificate gives information about the energy efficiency of the building to owners, prospective buyers and tenants. Some buildings will be exempt from needing an EPC Certificate. For rented properties, the landlord has the responsibility to arrange an EPC. If you are purchasing a house, the EPC will be provided by the property seller, whereas the developer will usually provide the EPC for a new build. This has been required by the government by law since 2008 (2009 in Scotland) and if you fail to comply you may be subject to a penalty such as a fine of £200. All commercial properties require an Energy Performance Certificate when being sold or let. Ratings are often used by tenants or potential buyers to make energy comparisons between properties. A Commercial EPC comes with a recommendation report that outlines how the energy performance of the building could be improved. During an EPC survey the DEA collects data about the size of the property, the heating& hot water system, internal or external insulation, glazing and presence of any existing energy saving items. The survey can usually be completed in around 30 minutes and the Landlord need not be present, although may be required to answer certain questions about the property at a later stage. An Energy Performance Certificate gives detailed information about your property’s energy efficiency and carbon dioxide emissions. To receive an EPC, you must have an Energy Assessment Survey carried out at your property. Your Domestic Energy Assessor will perform internal and external inspections to determine how energy efficient your building is and what possible level of efficiency is achievable if improvements are made. Grace Periods

Commercial buildings are divided into three different categories, each with their own level of EPC: Level 3, 4 or 5. The different levels are defined by the complexity of the building and the sophistication of the heating and ventilation systems. Energy assessors will need to be qualified for the type of building being assessed. EPCs can be split into two categories – domestic and commercial – and it’s a legal requirement to have an EPC of a certain rating if you are renting out a property; but more and more people are choosing to get an EPC on their own home. The UK Government website has a handy tool to find a list of your local accredited energy assessors. You can search either by postcode of the property requiring the EPC to get a list of all the assessors close by. Or if you know the name of an EPC assessor you can enter their name. If you choose the postcode option you will be shown a list of all the accredited energy assessors close to the postcode you entered. The list will include their contact details (Phone and email), their assessor ID and details of which accreditation scheme they are a member of or you can search by name.
